Services

Our primary purpose and services offering is to ensure Life Safety, Property Protection, and Services Continuity. Cadgrange is proud to be leading the way in Fire Door associated safety from providing fully controlled own manufacture of fire door sets, installation, inspection to programmed maintenance, and compliant replacement product where necessary.

Fire Door Inspection

We are fully qualified under the BM TRADA Q-Mark third party certification scheme for Fire door Inspection & Surveying.

A fully functioning and compliant fire doorset will save lives. However, as with most building elements, it will degrade over time and dependant on its environment it will most likely require planned repair and maintenance to ensure it will operate as intended in the event of a fire situation.

Cadgrange Inspection surveys consist of extensive checks of each individual fire door component. Inspections will be completed by a certified fire safety surveyor who is qualified to carefully assess each of the key components for damage, excessive wear, or any missing materials. We begin by focusing on the doorsets structural integrity, assessing the door leaf, door frame, critical hardware, and glazing. The inspection survey also checks the condition of the perimeter intumescent and smoke seals and the clearance gaps between the door and frame along with the threshold gaps to ensure compliance with current regulations.

We will provide you with a detailed inventory and written report on the condition of each fire door assembly and outline any measures that should be carried out to bring the doors in line with current legislation. Any modifications will be in line with the BM TRADA Q-Mark approved scope of “Accepted Repair Techniques” (ART’s). The report may be used by the designated “Responsible Person” as part of regulatory requirements in a fire risk assessment of the building. Our in-house BM TRADA Q-Mark certified Maintenance team can be seamlessly engaged for the subsequent remedial and replacement process.

Fire Door Installation

Fire doors are a life safety product designed to prevent the spread of fire and cold smoke and protect escape routes. However, if they are not correctly installed their fire resistance capabilities can be seriously compromised.

Both the Building Regulations and Regulatory Reform (Fire Safety) Order require that the person installing fire doors is competent. Third party certification is the accepted means of demonstrating competency.

Based on training a supervisor who takes responsibility for a number of operatives, the scheme provides a means of certifying the installation to the building owner/Responsible Person, with a label being affixed to the door which confirms that the installation meets the requirements of the scheme. It also provides a means of verifying the competence of those installing the fire doorset.

Third party certification gives building owners, specifiers, and the Responsible Person confidence that the integrity of the fire compartmentation lines are being maintained, with documented evidence to demonstrate this.

Cadgrange are third party certified installers of fire doorsets via the B M TRADA Q-Mark scheme which also and critically includes for the correct and compliant firestopping between the frame and wall junction. Firestopping materials used are supported with full scale (not reliant only on linear gap) third party fire and smoke leakage doorset test evidence. All doorsets are installed by our own expert joiners and signed off by our third party trained supervisors. Our staff are fully aware of product limitations, certification parameters and functionality requirements.

Fire Door Maintenance

Fire doors are a life safety product designed to prevent the spread of fire and cold smoke and protect escape routes.

Both the Building Regulations and Regulatory Reform (Fire Safety) Order require that the person carrying out maintenance work on fire doors is competent. Third party certification is the accepted means of demonstrating competency.

Based on training a supervisor who takes responsibility for a number of operatives, the scheme provides a means of certifying the maintenance to the building owner/Responsible Person, with a label being affixed to the door which confirms that the maintenance meets the requirements of the scheme. It also provides a means of verifying the competence of those maintaining the fire doorset.

The importance of maintaining fire doors cannot be underestimated. A fire door is not just a door leaf. It is part of a whole door assembly, which includes the door, the frame, intumescent seals, and the critical hardware and importantly the method of installation into the wall. These elements all require regular inspection and maintenance with any replacement components requiring compliance and compatibility with the assembly’s supporting fire test evidence.

“Our B M TRADA Q-Mark Fire Door Maintenance certification membership requires that we are site audited for competency every 6 months, which is not the case with other similar third party certification schemes. We therefore consider the Q-Mark scheme to be the gold standard third party certification scheme”

Cadgrange are third party certified maintainers of fire doorsets via the B M TRADA Q-Mark scheme which encompasses 23 certified “approved repair techniques” (ART). This certified scope of remedial activity is supported with a competitive pricing structure that is client efficient, economical, and safe.

We adopt a pro-active, problem solving approach to provide clients with project specific tailored inspection & maintenance plans that minimise business disruption. Furthermore, we fully understand the in-service benefits of considering permanent & retrospective protection strategies for doorsets and their close/interfacing vicinity. However, key to this is to ensure compliance and functionality is not compromised. We would be happy to advise in this area.
